
PROJECT MANAGEMENT
TCDB MGMT. GROUP, INC.’S (TCDB) Construction Project Managers work closely with and assist the Director of Construction, Senior Site Supervisors, Site Supervisors, and other Project Managers to coordinate, integrate and support all activities related to the design, construction or renovation of single and multifamily homes. Primary responsibilities include the design and construction administration of all phases of work including preconstruction, procurement, design coordination, scope, schedule, budget, project execution and project closeout including post construction administration.
Responsibilities

Collaboration with the Director of Construction, Owners, Architects, Engineers, and additional team members as needed or required, to devise and produce detailed scopes in CSI or AIA format and schedules of work using BuilderTrend, MS Project or other similar project management software.

Read and interpret Plans, Specifications, Drawings, Details and Scopes of Work (SOW).

Perform preconstruction design peer-reviews as needed

Perform detailed take offs and cost estimates for bidding, budgets and procurement

Collaborating with Estimating in setting up of projects and analyzing financial data throughout the project to identify potential jobsite problems in relation to initial estimate

Perform constructability/bid reviews as needed

Manage RFI’s and submittal packages

Preparation of bid packages

Manage and track purchase orders (POs)

Preparing weekly Status Update Meetings minutes

Maintaining project logs (ManPower, Change Orders (C.O.), CCD, PAA, Plan Drawings and Revisions, RFIs, Submittals, P.O.s, etc.)

Tracking and maintaining permits

Provide administrative support to company staff

Create and manage Requests for Proposals (RFPs) to qualified subcontractors

Assist in creating and maintaining a qualified list of preferred, qualified subcontractors

Perform assessment/negotiation/selection recommendation for awarding proposals

Work with Director of Construction to produce detailed Project Management Plan, including all supporting management plans (Work Breakdown Structure (WBS), Resource Breakdown Structure (RBS), Responsibility Matrix, etc.)

Work with Senior Site Supervisors and Site Supervisors to ensure ongoing Two Week Look Ahead (TWLA), breakdowns and project status reports are accurate

Maintain ongoing dialogue with Director of Construction, Senior Site Supervisors and Site Supervisors to ensure G.C. and subcontractors are building in accordance with DOB approved plans, RA Technical Specifications, approved SOW, on schedule and within cost baselines.

Institute a Communications Management Plan to manage stakeholders’ expectations and required communications. Attend weekly, on site, Status Update Meetings and monthly, on site, Pencil Requisitions to ensure same.

Institute a Quality Management Plan to ensure acceptance of completed work throughout project to TCO/CO or LOC, oversee project commissioning, punch list and post construction services management.

Institute an Integration Management Plan to manage the scheduling of subcontractors work, RFI’s, design changes and project close out documentation

Institute a Risk Management Plan to inspect and review projects to monitor compliance with OSHA, DOB and HPD, building and safety codes, and other regulations. Develop, implement, maintain, and enforce a project site specific Health and Safety Plan (HASP) in accordance with Policies and Processes, OSHA requirements, local, state, and federal laws to include HFH NYC staff, volunteers and all subcontractors.

Maintain a comprehensive Organizational Process Assets file to include records of project drawings, plan revisions, files, as well as, Lessons Learned and historical data for future reference.

Assess subcontractor change orders (C.O.) and requests for payment (Check Recs)

Effectively administrate and track the requisition process to ensure timely payments

Assisting in the payment process and expediting invoice payments

Dispute and claims management

Establishing annual performance goals for assigned staff and documenting goals in formal written and verbal evolutions

Managing relationships between clients, subcontractors, and employees in a professional manner

Actively participates on internal team(s) that focus on continuous improvement overall business
TCDB’s Project Managers are highly organized, detailed-oriented individuals with substantial experience in NYC residential construction, the real estate development process, project commissioning and post construction services. TCDB’s Project Managers have a minimum 10 years of experience in architecture or construction management and possess an extensive knowledge of construction means and methods, building codes, in NYC including mechanical, electrical, plumbing and finish work.
